Every job below is one we do ourselves across Long Beach.
We frame new decks from the ledger board out, set posts on concrete footings sized for the load, and hang joists at 16 inches on center for standard decking or tighter spacing for composite. You pick the decking material and railing style, we handle the permit and the structural math.
Soft spots, bouncy joists, and rot at the ledger board are the calls we get most. We pull the bad boards, sister or replace the framing underneath, and re-flash anywhere water's been getting behind the house.
Wood decking needs a fresh coat of stain and sealer every two to three years out here, sooner on a deck that gets full sun all afternoon. We pressure wash first, let it dry a couple days, sand any raised grain, then apply stain and sealer in the right weather window so it actually cures.
Multi-level decks, built-in benches, stairs to a lower yard, we draw it around your house instead of a stock plan. We'll tell you upfront if something you want runs into a setback line or a height limit before you fall in love with it.
Composite boards don't rot, splinter or need restaining, which is worth a lot near the ocean where wood ages fast. They do expand and contract with heat more than real wood, so we leave the gaps the manufacturer actually calls for instead of eyeballing it.
Sometimes the frame underneath is solid and it's just the decking on top that's had it. We pull the old boards, check the joists while they're exposed, and lay new decking without touching the structure that's still good.
Loose posts and wobbly rails are usually a sign the attachment to the frame was never right in the first place. We rebuild railing to meet the 42 inch height and 4 inch baluster spacing code requirements, not just close enough.
This is the part nobody sees and the part that actually matters. We replace rusted joist hangers, rotted beams, and undersized posts, and we tie new framing back to the house the way current code wants it, especially for lateral load in an earthquake.
Old deck coming out to make way for something new, or just coming down because it's not safe anymore. We haul away the lumber and old concrete footings and leave the yard graded for whatever's next.
A pergola or a solid roof over part of the deck changes how much you actually use it, especially through the hotter months. We frame it to carry the load it needs to, whether that's just shade cloth or a full roof.
